Rooftop units (RTU)

Packaged HVAC units mounted on the roof. Most common for retail, restaurants, and light commercial. Single-zone or multi-zone with internal duct distribution.

VRF / VRV systems

Variable refrigerant flow with one outdoor unit serving many indoor zones. Best for offices, mid-rise commercial, and properties needing per-zone control.

Chillers

Local Law 97

NYC's Climate Mobilization Act, and your HVAC.

Local Law 97 sets carbon emissions limits on NYC buildings 25,000 sqft and larger, with progressively stricter targets through 2030 and beyond. HVAC is typically the largest single contributor to a building's emissions — and the largest lever for compliance retrofits.

Properties 25,000 sqft and larger fall under LL97 coverage. Tens of thousands of NYC buildings — mostly multi-family residential, office, and commercial mixed-use.

2024–29

Compliance period 1

First emissions limits running 2024–2029 with annual reports due May 1 each year. Most buildings can comply with operational changes and modest equipment upgrades during this period.

Penalty per ton CO₂e

Buildings exceeding their carbon limit can face $268 per metric ton of CO₂e annually. For non-compliant 100,000 sqft buildings, this can run into significant annual penalties.

2030+

Stricter limits ahead

Compliance period 2 (2030–2034) tightens limits significantly. Buildings without serious electrification or efficiency upgrades by 2030 face proportionally larger penalties.

Service contracts

Three commercial tiers, built around your building.

Commercial service contracts are not consumer maintenance plans. Pricing is per-unit annually, scope is built around your specific equipment and access, and emergency response terms are written into the contract.

Tier 1

Standard maintenance

For small commercial properties with a handful of RTU or split systems. Single retail tenants, small offices, single-purpose buildings.

  • Preventive maintenance visits twice per year (spring + fall)
  • Filter changes per visit
  • Equipment inspection and reporting
  • Priority scheduling on service calls
  • Standard business-hours emergency response

Tier 3

Full coverage

For larger commercial buildings, multi-tenant offices, or properties with strict LL97 compliance pressure and mission-critical operations.

COI with additional insured

Certificates of insurance with additional insured language and waivers of subrogation provided for property management companies and building owners. COI requests typically turned around within 24 business hours.

One project manager assigned per building or portfolio. Same person handles scheduling, scope changes, and incident escalation — no rotating reps, no being passed around when something goes wrong.

After-hours scheduling

Weekend, evening, and overnight work for occupied buildings where daytime access is disruptive. We follow building-specific noise rules, freight elevator schedules, and security/access protocols.

Vendor portal compatible

We work within standard property management portals where required — work orders, invoicing, COI uploads, and progress updates routed through your platform rather than ad-hoc email.

Tenant coordination

Tenant access notices delivered per your building's required timeline (typically 48–72 hours for non-emergency). Direct tenant communication where appropriate, or routed through PM as preferred.

Detailed invoicing

Line-itemized invoices with labor hours, parts, and unit-level detail for tenant chargebacks. Photo documentation included on most service calls. PDF and electronic format per your accounting team.
